THE APPRAISAL Vendors find it hard to listen to real estate agents who tell them their house is worth $75,000 less than what the neighbours sold for 18 months earlier. Many agents say they lose listings to competitors who are less rigorous with the truth and are happy to talk up a property's value. Agents can cause major problems for their clients if they raise false hopes. If a vendor is planning to buy another property on the strength of an inflated sale expectation for their existing property, they could end up 20 to 30 per cent short on their next house. Many agents lose listings to unethical competitors who talk up the price, knowing full well the property will never achieve the mark. It's so difficult to get an honest agent who will give you a realistic price because most vendors are going to go with the guy who quotes the highest figure. As hard as it may be to stomach, the agent who quotes lowest is probably the most honest. If we don't price a property within 3 per cent of what the market will pay, buyers will sniff it and it won't sell.

Hey my name is Shawn, i'm 15 and is grinding my way to riches. I've always had a mind frame that I never wanted to work for someone. Because I didn't like them telling me all the rules. In school I barley tried because I was tired of being told do this, or do that by certain times. and I couldn't handle it. In the house hold I wasn't the greatest child. I still did what I needed to, I just did stuff with half effort. My parents did not appreciate that! I was too young to have a job plus I really wasn't feeling like being controlled, and put to one objective. So about the age of 12 I started thinking of ways I can make my own source of income. Without having someone always telling me what to do. So I brain stormed a lot of thing... Believe me!

Being A Content Creator For Vocal
When financial responsibilities were piling up. The rent also rising up, and just me wanting to buy more freaking cool stuff. I had to find ways of making extra money. Specifically what I call "throw away money." Money that I can use to spend on my hobbies, unhealthy and healthy habits and my vices. I need lots of notebooks because one of my hobbies is writing. I'm old fashioned. The first draft always goes on paper before I type on the computer. I have a habit of buying an energy drink at least once a week to give me a little extra kick for the day when I write and work out. Some might put that in the unhealthy habit or vice category. I'll let you decide. A few of my vices are sushi, tequila and at least a once or twice a week visit to the ramen or pho spot. Now knowing this little bit about me I'll tell you that I was sad when I couldn't visit my favorite sport for comfort food as frequent as I used to. Luckily for me a friend of mines recommended this site to me. I am a person that likes to talk about anything and everything if it interests me. politics, pop culture, sports etc. and vocals format lets you type about all of that. You're not in the pocket as the "sports guy" or "pop culture" guy. Your page is your page.
